so you know exactly what to expect. We also list the amenities provided, the bedding arrangements,
outside views, the address and mapping so you can view the area it is in. We want to make your
booking as easy and convenient as possible. The information below will guide you through what to

Bolivar Escapes is open 7 days a week, Monday – Saturday 9:00 am to 5:00 pm and Sunday 12:00 pm to
5:00 pm, excluding major holidays or natural disasters. We have a 24 hour knowledgeable Answering
Service that relays all calls to the appropriate person to assist you. All emergency phone calls are
answered at that time and non-emergency phone calls are answered the following business day.
Reservations will be taken 7 days a week, 24 hours a day on line at www.bolivarescapes.com and during
office hours by phone at 409-684-3377 or in our office located at 2080 B Hwy 87, Crystal Beach, TX
77650. Our knowledgeable reservation agents will assist you in locating the perfect vacation home for
your family. Once you have found your vacation rental home you will review and submit your
completed and e-signed rental agreement. Please read it carefully. Once the rental agreement is
received you will receive your confirmation email along with all the information you will need for the
home you have reserved. Please make sure the email and phone number provided is the correct
information for receiving emails and text messages which is crucial for receiving your check in
instructions and code to your home.
There are no hidden fees! The quoted rental rate always includes all cleaning and linens, applicable
taxes and fees. It will not include the non-refundable $55 reservation fee or the Travel Insurance, which
is optional but it is strongly recommended.
At the time of your confirmation, if it is more than 30 days prior to your arrival, you will be charged
approximately 50% of the total rental amount. Two days prior to your final payment due we will alert
you via email, at that time if you wish to change your card on file please contact the office. Thirty (30)
days prior to arrival we will charge the card on file for the remaining balance due. If payment is made
by check/cashier’s check it must be received 30 day prior to arrival.
Please note Bolivar Escapes cancellation policy. Our standard cancellation policy is effective for all
reservations starting on or after October 21, 2022. We understand there can be unforeseen
emergencies that could cause you to cancel your reservation. We will try to resolve any and all
situations with you. You are highly encouraged to purchase travel insurance for your upcoming trip.
Once your reservation is confirmed (when the confirmation payment and Rental Agreement is signed)
any cancellations, changes of dates or switching of properties must be made prior to 30 days of arrival. If
the property you have booked is removed from the rental program, sold, or if extraordinary
circumstances render the property uninhabitable, Bolivar Escapes reserves the right to substitute a
comparable property. If there are no accommodations available, then guests may choose to receive a
full refund or move the reservation to another available date. There are no refunds for appliance failure
(including air conditioning), utility failure, internet failure or circumstances beyond our control, including
weather. You may reserve a home at a time when there is no construction in progress nearby, but
construction could begin prior to your arrival. We regret any inconvenience to you or your guest, but
have no control over these situations. Refunds or relocation will not be considered. There are no partial
refunds for early departures. If you choose to cancel more than 30 days prior to your scheduled arrival
date, a full refund will be issued, minus the cancellation fee ($55.00), reservation fee ($55.00) and the
travel insurance premium, if taken. If you choose to cancel within 30 days of your scheduled arrival
date, there will be NO refund. If we are able to re-rent the property for the exact dates you have
booked, we will refund you for the days re-rented only, minus the cancellation fee ($55.00), reservation
fee ($55.00) and travel insurance, if taken. Refunds will be issued to the leaseholder within 30 days of
the date of cancellation and in the same form as payment was received. Travel Insurance is optional,
but it is strongly recommended. If you have purchased travel insurance you can contact your Travel
Insurance Company about any reimbursements due to you.
Checking In: Bolivar Escapes’ check-in days and times are Monday through Sunday at 4:00 pm. At the
time of your reservation you will receive check-in details and instructions of your home, the homes
name, address, directions, lock box location and starter pack details via email. Three (3) days prior to
your check-in day, you will receive check-in instructions via email and text. One hour prior to check in
you will receive a code and directions to the home via email and text.
Early Check-In: Early check-ins are available for a fee of $25 per hour. You must contact the office at
409-684-3377 to request an early check-in and they are subject to availability. Early check-ins are often
not available during prime season.
After Hour Arrivals: If you are arriving after hours to a property and Bolivar Escapes has received your
signed Lease Agreement and you are paid in full, you will be emailed and texted your arrival
information, code to the lockbox located at the home and directions to your home. If you have any
questions or concerns we have a 24 hour answering service.
All of the beds will be made and ready for you to slip into at the end of your day. The Day Beds,
Trundles and Sleeper Sofa’s will not be made but linens will be provided. Towels will be provided for all

need. We also have several stores for anything you may have forgotten.

Checking Out: Check out time is 10:00 am (unless other arrangements have been made). Prior to check
out please follow the list below to ensure the next guest will be able to check in on time. Any homes
that require excessive cleaning are subject to extra fees.
• Notify Bolivar Escapes of any damage.
• Bag and place all trash in the outside receptacles and leave by the road for pick-up
• Straighten and return all furniture to its original configuration
• Remove debris and straighten all deck areas
• Leave linens on bed we have housekeeping that takes them off
• Towels can be left on bathroom floor
• Clean and put away all dishes including those in the dishwasher
• Clean all food out of the refrigerator
• Turn off all small appliances such as coffee pot, etc.
• Turn off all inside & outside lights
• Make sure all doors and windows are locked and closed
• Return key to lock box (or office) by 10:00 am

Properties are privately owned: The properties managed by Bolivar Escapes are privately owned and
reflect the needs and tastes of the owners. The conditions of the property, as well as the furnishings,
will vary according to the owner’s desires. Every effort has been made to assure that the descriptions of
the properties are correct and reflected on our website, however, we cannot be responsible for changes
made by the owner to the furnishings or equipment. There will be no refunds due to the property
owner change in decor, equipment or having minor discrepancies within the website or property
Hurricane, Tropical Storms, Tropical Depressions & Mandatory Evacuation Policy:
Bolivar Escapes strongly recommend that Guests purchase travel insurance for stays occurring during
hurricane season – June 1 through November 30. If you have declined travel insurance and there is a
mandatory evacuation, you shall not be entitled to a refund by Bolivar Escapes. Bolivar Escapes does not
offer refunds in the event of a mandatory hurricane evacuation although Bolivar Escapes will transfer
the reservation, for the same property, to available alternative dates for the same reservation time
period in the case of an evacuation – whether voluntary or mandatory. In the event of an ordered
evacuation due to hurricanes or other storms, you are required by state law to evacuate the property.
Refunds for the period of mandatory evacuation will be made solely by the travel insurance provider,
provided the Guest has purchased the optional trip cancellation insurance. Refunds and coverage issues
will be processed and determined solely by the travel insurance provider. Refer to the trip cancellation
policy or contact the travel insurance provider directly for specific information and/or refund
procedures. OFFICIAL NOTIFICATION: By signing Bolivar Escapes Vacation Rental Agreement, each Guest
acknowledges being offered insurance to compensate the Guest for losses or damages resulting from
loss of use of the property due to a mandatory evacuation order or other covered event. If the Guest
refuses said offer to purchase travel insurance, the Guest shall not be entitled to a refund of monies
paid. The Guest also agrees to comply with all orders of evacuation.
Travel Insurance is highly advised. Things happen! Unforeseen circumstances such as sudden illnesses,
job loss, deaths or hurricanes do occur. Travel Insurance is offered to help protect your vacation
investment. This insurance is optional, but we recommend it so that you may be financially reimbursed
in case of unforeseen events. All Guests will receive an email outlining the travel insurance along with
the Rental Contract and Guest Registration forms. Travel Insurance premiums are non-taxable and are
non-refundable under any circumstances. Below is RedSky Sun Trip Insurance Service but you may
choose any service you like.

We have a number of pet friendly properties available for rent; please view all of our properties online
as they will be listed as pet friendly if available or contact the office for assistance in finding a pet
friendly rental, occasionally certain home owners may allow for special circumstances. If our office is
notified that pets are at non pet friendly home, a charge of $200.00 will be charged to the credit card on
file and you may be asked that the pet be removed from the home and are subject to termination of
tenancy of the home.
Our policy is as follows:
- Two housebroken dogs under 40 pounds each are allowed.
- A $200 non-refundable pet fee will be added to each reservation in a pet friendly property.
- Repair and/or cleaning fees will be charged if a pet damages or soils a property.
- Pets are not allowed in swimming pools or hot tubs.
- Pet owners are responsible for picking up after their pet
Sorry but cats are not allowed at any of our beach properties.
Bolivar Escapes works very hard to maintain a quiet family atmosphere for the enjoyment of our guests
and our neighbors. Violations of rules and policies will result in eviction, forfeiture of all monies, and
possible penalty and fines.
Occupancy: The maximum number of guests allowed in each property is listed on each property on our
website. This information will also be listed on your e-signed Rental Agreement.
Use of premises: The Leaseholder shall follow the following Rules and Policies.
The properties at the beach utilize septic systems. DO NOT put anything other than toilet tissue into the
system. The Septic Systems are designed for the number of guest per house. Additional guest may result
in system malfunction, and renters could be held liable for repairs and/or additional cost.
• NO parking on septic systems.
• NO parking on grass.
• NO fryers in house or on deck. (crawfish/shrimp/crabs/turkey)
• NO cooking, fires, etc. on the deck.
• NO bonfires in the yard.
• ALL trash must be bagged and taken to the street side receptacle for pick up.
• NO use of tents, RV’s, campers or motor homes will be allowed on the premises.
Smoking: All Bolivar Escapes vacation properties are non-smoking. Violation of the smoking policy will
result in eviction and forfeiture of all monies. In addition, the guest will be charged a minimum of $300
for the additional cleaning of the property. Renters are allowed to go downstairs/outside to smoke. All
smokers must be responsible for disposing the butts in the trash.
Disturbances: Leaseholder and guest agree to respect neighbors and conduct themselves in a manner
that is not intrusive to others. Leaseholder and guest agree to enjoy their music at a level that you and
your guest can enjoy and is not intrusive to the neighbors. Renter agrees not to drive golf carts, bicycles
or pass through neighboring properties in any manner.
Housekeeping: Bolivar Escapes works hard to make sure that your house is ready for your stay. Our goal
is to provide you with clean accommodations and supply the items listed for your stay. Upon check-in,
please call the office immediately if the house is not cleaned to your satisfaction or listed items are
needed. Our housekeeping department will correct the problem in a timely and professional manner.
Bolivar Escapes cannot be held accountable for problems we are not made aware of. Housekeeping
problems or items not listed for your stay will not be addressed at check-out or after you return home.
Bolivar Escapes takes pride in our rental properties. We inspect each rental property before you check
in, to ensure the property meets our requirements and standards for your stay. If any type of non-accidental damage occurs during your stay, you will be charged for all damages. In addition, if the rental
property is left extremely dirty and/or in disarray, you will be charged $300-$1000 for the additional
cleaning and repair of the property.
Reservations age requirement: Reservations made with youths require one chaperone for every 4
minors, a minor is anyone that does not meet our minimum renting age of 25. Each chaperone is
required to be at least 25 years of age. All chaperones must be onsite with the minors at all times. If this
policy is violated, the rental agreement is immediately terminated and you will be asked to leave the
premises. There will be no refunds and each chaperone will subsequently be fined.
Parties and gatherings: We rent to family groups and responsible adults older than 25 years of age,
adults cannot rent properties on behalf of underage guests. Occasions such as weddings, parties,
receptions, company gatherings or picnics are not allowed. We do not rent to prom groups, graduation
groups, fraternities or sororities with or without chaperones. Any use of the property other than for
friends and family gatherings must be addressed with our Rental Agents prior to be booking for approval
and will only be approved in writing. If occupancy maximums or other policies are violated, leaseholders
and their guest will be evicted immediately and all deposits and rents forfeited
Parking: Please remember that parking is limited, which may reduce the entertainment space
underneath the house. Street parking is monitored, as well as limited, so in consideration of our
neighbors, DO NOT PARK on the neighbor’s property. No RV’s may be parked anywhere on the property.
Vehicle owner’s park at their own risk, Owner of home will not assume responsibility or liability for
damage or loss of the renter’s vehicle(s) and/or contents therein. Bolivar Escapes allows a maximum of
four cars at each property. Street parking is monitored, as well as limited. In consideration of our
neighbors and home owners parking is not allowed on streets, lawn areas, neighbors properties or
dunes. Parked cars may not impede emergency vehicle access at any time. Home Owner nor Bolivar
Escapes will assume responsibility or liability for damage or loss of the renter’s vehicle(s) and/or their
contents. Additional cars may be parked at the Bolivar Escapes office. Check with your Rental Agent if
you have additional vehicles. RVs and campers are not permitted on the grounds of any property at any
Septic system: All houses have septic tanks. The septic tanks are built for the allowed number of
tenants. DO NOT PUT ANYTHING BUT TISSUE IN THE TOILETS. Please park on the driveway, you will be
responsible for any damages to the septic tank and/or equipment due to parking on the lawn.
Wifi: Most, but not all, of our properties include free Wifi access. Increased demand & intermittent
service issues across the Peninsula can impact connection speed, making telecommuting or E-learning
difficult. If speed & connectivity are important, we strongly recommend bringing a personal hotspot
device. Please note that internet/cable/Dish service can be unreliable on the Peninsula. We apologize,
but we are not able to guarantee this amenity or offer refunds for disruption of service during your stay.
Owners closets & garages: Most homes have locked owner’s closets or cupboards for the owners’
personal items. Also, garages are locked and are not available for guest use. Please respect these areas
and do not attempt to open them.
Maintenance & emergencies: All equipment in each property should be in working order when you
check in, but things do break down unexpectedly! Please report any inoperative equipment or problems
to the office immediately so we can take care of it for you. Bolivar Escapes has an amazing maintenance
staff which is available seven days a week to take care of everything from routine maintenance to
plumbing problems. We will make every effort to resolve any issues that may arise. We also have
vendors, if available, that can come out if it is an emergency and we make every effort to get the
problem resolved in a timely manner.
Contact the office during business hours (9:00 a.m. – 5:00 p.m. daily, Sunday 12:00 p.m. to 5:00 p.m.).
Bolivar Escapes cannot be held accountable for problems we are not made aware of, so please notify
the office of housekeeping or mechanical failures as they occur. These occurrences cannot be addressed
if we are not aware of them. Any mechanical failure of air conditioners, elevators, dishwashers,
refrigerators, washers, dryers, cable or satellite TV, internet access, televisions, VCRs, DVD players,
swimming pools, hot tubs or any other appliances are out of our control and Bolivar Escapes cannot be
held accountable, but we will do everything possible to repair/address the situation.
There are no refunds for appliance failure (including Air Conditioner), utility failure, internet failure or
circumstances beyond our control, including weather.
Construction: The Bolivar Peninsula is a highly desirable and growing area. You may reserve a home at a
time when there is no construction in progress nearby, but construction could begin prior to your
arrival. We regret any inconvenience to you or your guest, but have no control over these situations.
Refunds or relocation will not be considered.
Property damages: The leaseholder will not be responsible for the first $1,500 of accidental damage to
the property or its contents caused by the guest, the guest’s family, or invited guests. However, the
leaseholder will be responsible for any such accidental damages in excess of $1,500 and for all damage
or loss to the vacation property and Its contents that is not the result of accidental damage and will be
charged with the credit card on file.
Damages must be reported immediately and prior to check-out in order in order for the rental agency to
repair/replace said damages. Otherwise, all damage cost will be the responsibility of the lease holder.
Pet damage is the sole responsibility of the leaseholder.
Early check-in/late check-out: Check in time is 4:00 p.m. Check out time is 10:00 a.m. If the schedule
permits, you will be able to check in early or check out late, with a fee of $25 per hour. During the busy
season early or late check in/out cannot be determined until a few days prior to your check in date.
Failure to return Key to Lockbox or Office will result in a $50 charge.
Lost & found: Bolivar Escapes cannot be responsible for items left behind in properties. Check your
property carefully before leaving. Any items left will be held for 10 days and then be donated or
