PROPERTY POLICIES
Bolivar Escapes works very hard to maintain a quiet family atmosphere for the enjoyment of our guests
and our neighbors. Violations of rules and policies will result in eviction, forfeiture of all monies, and
possible penalty and fines.
Occupancy: The maximum number of guests allowed in each property is listed on each property on our
website. This information will also be listed on your e-signed Rental Agreement.
Use of premises: The Leaseholder shall follow the following Rules and Policies.
The properties at the beach utilize septic systems. DO NOT put anything other than toilet tissue into the
system. The Septic Systems are designed for the number of guest per house. Additional guest may result
in system malfunction, and renters could be held liable for repairs and/or additional cost.
• NO parking on septic systems.
• NO parking on grass.
• NO fryers in house or on deck. (crawfish/shrimp/crabs/turkey)
• NO cooking, fires, etc. on the deck.
• NO bonfires in the yard.
• ALL trash must be bagged and taken to the street side receptacle for pick up.
• NO use of tents, RV’s, campers or motor homes will be allowed on the premises.
Smoking: All Bolivar Escapes vacation properties are non-smoking. Violation of the smoking policy will
result in eviction and forfeiture of all monies. In addition, the guest will be charged a minimum of $300
for the additional cleaning of the property. Renters are allowed to go downstairs/outside to smoke. All
smokers must be responsible for disposing the butts in the trash.
Disturbances: Leaseholder and guest agree to respect neighbors and conduct themselves in a manner
that is not intrusive to others. Leaseholder and guest agree to enjoy their music at a level that you and
your guest can enjoy and is not intrusive to the neighbors. Renter agrees not to drive golf carts, bicycles
or pass through neighboring properties in any manner.
Housekeeping: Bolivar Escapes works hard to make sure that your house is ready for your stay. Our goal
is to provide you with clean accommodations and supply the items listed for your stay. Upon check-in,
please call the office immediately if the house is not cleaned to your satisfaction or listed items are
needed. Our housekeeping department will correct the problem in a timely and professional manner.
Bolivar Escapes cannot be held accountable for problems we are not made aware of. Housekeeping
problems or items not listed for your stay will not be addressed at check-out or after you return home.
Bolivar Escapes takes pride in our rental properties. We inspect each rental property before you check
in, to ensure the property meets our requirements and standards for your stay. If any type of non-accidental
damage occurs during your stay, you will be charged for all damages. In addition, if the rental
property is left extremely dirty and/or in disarray, you will be charged $300-$1000 for the additional
cleaning and repair of the property.
Reservations age requirement: Reservations made with youths require one chaperone for every 4
minors, a minor is anyone that does not meet our minimum renting age of 25. Each chaperone is
required to be at least 25 years of age. All chaperones must be onsite with the minors at all times. If this
policy is violated, the rental agreement is immediately terminated and you will be asked to leave the
premises. There will be no refunds and each chaperone will subsequently be fined.
Parties and gatherings: We rent to family groups and responsible adults older than 25 years of age,
adults cannot rent properties on behalf of underage guests. Occasions such as weddings, parties,
receptions, company gatherings or picnics are not allowed. We do not rent to prom groups, graduation
groups, fraternities or sororities with or without chaperones. Any use of the property other than for
friends and family gatherings must be addressed with our Rental Agents prior to be booking for approval
and will only be approved in writing. If occupancy maximums or other policies are violated, leaseholders
and their guest will be evicted immediately and all deposits and rents forfeited
Parking: Please remember that parking is limited, which may reduce the entertainment space
underneath the house. Street parking is monitored, as well as limited, so in consideration of our
neighbors, DO NOT PARK on the neighbor’s property. No RV’s may be parked anywhere on the property.
Vehicle owner’s park at their own risk, Owner of home will not assume responsibility or liability for
damage or loss of the renter’s vehicle(s) and/or contents therein. Bolivar Escapes allows a maximum of
four cars at each property. Street parking is monitored, as well as limited. In consideration of our
neighbors and home owners parking is not allowed on streets, lawn areas, neighbors properties or
dunes. Parked cars may not impede emergency vehicle access at any time. Home Owner nor Bolivar
Escapes will assume responsibility or liability for damage or loss of the renter’s vehicle(s) and/or their
contents. Additional cars may be parked at the Bolivar Escapes office. Check with your Rental Agent if
you have additional vehicles. RVs and campers are not permitted on the grounds of any property at any
time.
Septic system: All houses have septic tanks. The septic tanks are built for the allowed number of
tenants. DO NOT PUT ANYTHING BUT TISSUE IN THE TOILETS. Please park on the driveway, you will be
responsible for any damages to the septic tank and/or equipment due to parking on the lawn.
Wifi: Most, but not all, of our properties include free Wifi access. Increased demand & intermittent
service issues across the Peninsula can impact connection speed, making telecommuting or E-learning
difficult. If speed & connectivity are important, we strongly recommend bringing a personal hotspot
device. Please note that internet/cable/Dish service can be unreliable on the Peninsula. We apologize,
but we are not able to guarantee this amenity or offer refunds for disruption of service during your stay.
Owners closets & garages: Most homes have locked owner’s closets or cupboards for the owners’
personal items. Also, garages are locked and are not available for guest use. Please respect these areas
and do not attempt to open them.
Maintenance & emergencies: All equipment in each property should be in working order when you
check in, but things do break down unexpectedly! Please report any inoperative equipment or problems
to the office immediately so we can take care of it for you. Bolivar Escapes has an amazing maintenance
staff which is available seven days a week to take care of everything from routine maintenance to
plumbing problems. We will make every effort to resolve any issues that may arise. We also have
vendors, if available, that can come out if it is an emergency and we make every effort to get the
problem resolved in a timely manner.
Contact the office during business hours (9:00 a.m. – 5:00 p.m. daily, Sunday 12:00 p.m. to 5:00 p.m.).
Bolivar Escapes cannot be held accountable for problems we are not made aware of, so please notify
the office of housekeeping or mechanical failures as they occur. These occurrences cannot be addressed
if we are not aware of them. Any mechanical failure of air conditioners, elevators, dishwashers,
refrigerators, washers, dryers, cable or satellite TV, internet access, televisions, VCRs, DVD players,
swimming pools, hot tubs or any other appliances are out of our control and Bolivar Escapes cannot be
held accountable, but we will do everything possible to repair/address the situation.
There are no refunds for appliance failure (including Air Conditioner), utility failure, internet failure or
circumstances beyond our control, including weather.
Construction: The Bolivar Peninsula is a highly desirable and growing area. You may reserve a home at a
time when there is no construction in progress nearby, but construction could begin prior to your
arrival. We regret any inconvenience to you or your guest, but have no control over these situations.
Refunds or relocation will not be considered.
Property damages: The leaseholder will not be responsible for the first $1,500 of accidental damage to
the property or its contents caused by the guest, the guest’s family, or invited guests. However, the
leaseholder will be responsible for any such accidental damages in excess of $1,500 and for all damage
or loss to the vacation property and Its contents that is not the result of accidental damage and will be
charged with the credit card on file.
Damages must be reported immediately and prior to check-out in order in order for the rental agency to
repair/replace said damages. Otherwise, all damage cost will be the responsibility of the lease holder.
Pet damage is the sole responsibility of the leaseholder.
Early check-in/late check-out: Check in time is 4:00 p.m. Check out time is 10:00 a.m. If the schedule
permits, you will be able to check in early or check out late, with a fee of $25 per hour. During the busy
season early or late check in/out cannot be determined until a few days prior to your check in date.
Failure to return Key to Lockbox or Office will result in a $50 charge.
Lost & found: Bolivar Escapes cannot be responsible for items left behind in properties. Check your
property carefully before leaving. Any items left will be held for 10 days and then be donated or
disposed of
